This LDA City Exchange website which I have created this platform for you so that sellers and purchasers can directly contact each other and close their property deals. There is no third party involved in this process, such as a dealer or any other intermediary.
The purpose of introducing this platform is to provide a direct and transparent way for sellers and purchasers to connect with each other through a bidding system.
For example, if a seller has a 10-Marla plot in C Block, LDA City, with an asking price of PKR 13.6 million, a purchaser can participate in the bidding process by making an offer. For example, the purchaser may offer PKR 13.2 million or PKR 13.25 million.
When the deal is close to being finalized, the seller can review the offer and decide whether the amount is acceptable. If the seller agrees, the deal can be locked.
Once the deal is locked, both parties have made their commitment. The purchaser confirms that they want to purchase the property at the agreed amount, and the seller confirms that they are willing to sell it at the same amount. The deal is then considered locked between the seller and purchaser.
After the deal is locked, an OTP code will automatically be sent to the administrator confirming that the seller and purchaser have locked their deal. The administrator can then contact both parties.
After contact is established, the remaining documentation and formalities required for the LDA City transfer process can be completed by the seller and purchaser.
Once the transaction is completed, the applicable 1% commission will apply on both the seller’s side and the purchaser’s side, similar to the commission commonly charged by property dealers.
There is no hidden margin and no “toka” system involved. There is also no traditional bayana arrangement through the platform. The purpose is to make the agreed purchase and sale amount clear to both parties.
When all the details are visible to both sides, the seller knows the exact amount at which the property is being sold, while the purchaser knows the exact amount at which the property is being purchased. Both parties know the agreed amount, and they can proceed to close their own deal directly.
The seller and purchaser will therefore have greater clarity about the agreed transaction amount and will be able to complete the deal between themselves.
There have also been some cases where non-serious sellers tried to enter incorrect or incomplete contact numbers. For example, instead of entering a complete 11-digit phone number, some users attempted to use shorter numbers or other forms of information in their property listings. Such non-serious listings can be blocked by the site administrator.
The same principle applies to overseas sellers as well. Only serious sellers who genuinely want to sell their property should participate in the bidding process.
The objective of LDA City Exchange is to provide a clean, transparent and direct platform where serious sellers and genuine purchasers can connect without unnecessary intermediaries or hidden margins.

Similarly, a purchaser can find a property and negotiate directly with the seller. The applicable 1% commission on both sides is a transaction cost that is commonly paid when buying or selling property, but through this platform, the seller and purchaser can directly negotiate and finalize their own deal.
